Auction types explained.

Auction House offers a variety of auction types to enable you to sell your property quickly and conveniently. We specialise in unconditional auctions where contracts exchange on the day of the auction and the sale is then legally binding. This is in contrast to the ‘modern method’ of auction offered by other auctioneers where an agreed sale doesn’t guarantee completion.

In-room auction

An in-room auction is the most traditional style of auction where an auctioneer stands in front of the bidders and calls out the next bid. Buyers can bid in-person, on the phone or by proxy where the auctioneer bids on their behalf. These auctions typically take place every 6-8 weeks and are regional.

Livestream auction

A livestream auction follows the same format as an in-room auction where the auctioneer is calling out the asking bid. Some auctioneers run hybrid auctions which take place in the room but also livestreamed on the website so buyers can bid from anywhere with internet access. Buyers can also bid via telephone and by proxy. The main difference with a livestream only auction is that no one is bidding in the same room as the auctioneer.

Online (timed) auction

Online auctions, also referred to as timed auctions are similar to eBay style bidding. Typically the auction will be live on the website for a 24 hour period where interested buyers can submit their bid via the website with the system requesting the next bid (led by an expert operator). Our national online auctions take place every week, allowing you to sell in the fastest possible timeframe.

Your questions answered.

What type of property is suitable for auction?

We can sell any type of property or land at auction. Typically, the below type of stock sells well:

Probate/executry property

Properties that have been on the market for a long time

Properties in need of refurbishment or with potential to be redeveloped/extended

Land with planning permission

A property that is unmortgageable or has known issues e.g. Japanese knotweed

Tenanted or previously rented property

Mixed use buildings

Due to the short time frame of the auction sales process, you need to be in a position to vacate the property within 28 days after the auction date.

You may be able to sell with an extended completion period which can be beneficial for residential properties to allow a buyer to secure funding.

How much does it cost to sell at auction?

Auction can be slightly more expensive than selling through an estate agent due to the accelerated process. Fees vary across the country and your local Auction House team will be able to give you specific details.

Typically there will be an entry fee (to cover up front costs), then commission will be charged after the property sells and contracts exchange.

How quickly can my property be sold?

You can complete within a matter of weeks after listing your property for sale at auction.

We recommend allowing at least 3 weeks of marketing before the auction date, with 4-6 weeks being ideal. Exchange takes place on the day of the auction and then completion takes place within 28 days (although can be much sooner).

Can I set the price I’m willing to sell at?

Yes, this is called the reserve price. You will agree this figure with the auctions team.

Your property will not sell for less than this amount.

If the bidding doesn’t meet your reserve price, it is not uncommon to receive offers post auction at or above this price.

What happens at an auction valuation?

A member of the auctions team will visit your property, inspect it, and talk to you about its suitability for sale by auction.

They will ask questions about the property, as well as your circumstances and desired sales price.

You will be provided with advice on the best method of sale, what they think can be achieved and what guide price should be used for marketing.

If you choose to proceed, they will also advise which auction date would be best.

Where is my property marketed?

In addition to publishing on the major property websites e.g Righmove and Zoopla, your property will be added to the Auction House website which is the UK’s most visited auction website.

We will also proactively target our extensive national and local databases via phone, email, social media and press advertising (where applicable).

Can I sell with a tenant in situ or do I need to serve my tenant notice?

You can sell your property tenanted and benefit from receiving rent until the day of completion. A tenanted property is very attractive to investors, so may gain additional interest.

Alternatively, you may wish to sell vacant, if for example the property is in need of refurbishment.

Our auctions team will be able to advise you on which option would be best.

Do I need a solicitor?

You will need to appoint a solicitor as soon as you enter your property into the auction.

Your appointed solicitor will be responsible for creating the legal pack and will handle the conveyancing of the sale after exchange through to completion.

Our auctions teams can often recommend solicitors who specialise in auction sales, which is recommended due to the specific processes in place.

Can a buyer change their mind and pull out of the sale?

Once the hammer has fallen, the sale is agreed and contracts have exchanged, and neither the seller or the buyer can pull out at this stage.

On the very rare occasion where the buyer fails to complete in accordance with the contract, then a contingency process is followed and the buyer risks losing their deposit and incurring further penalties too.

Can a buyer try to renegotiate the price after the auction (gazundering)?

No, it is not possible for the buyer to renegotiate the sale price after the hammer has fallen.

All bidders are advised not to bid beyond their maximum and that the successful bid is the price at which contracts are exchanged.
